Although you may see obvious signs of damp in the basement itself, its beneficial to check other areas of the home that might indicate the cause. One reason could be that the property does not have enough grade (or slope). This would mean that water would not drain away from the house as it should, leaving water to pool around the foundations, making the basement susceptible to damp issues. If you are looking at houses to buy, you might want to ask about this.
Another area to check is along the roofline as well as gutters and downspouts. Clogged gutters and downspouts, if not addressed, will create damp problems in the home. Make sure that downspouts are positioned the correct distance away from the property (at least 10 feet). In this way water will be directed away from the foundations.
As we can see, there are some preventative measures that can be taken to stop water from pooling around the foundations of the property. A home inspector will point out these potential problems to you. Please don’t hesitate to contact us if you have any questions or would like your basement inspected.
